The two ends of the tunnel sit in neighbourhoods with very different characters. Magathane is a mature, dense part of Borivali East, squeezed between the Western Express Highway and the eastern edge of Sanjay Gandhi National Park. It has been built out for decades. Its social infrastructure is established, its streets are busy, and homes trade at Mumbai western-suburb prices. Kandivali East, one stop south, averaged about Rs 30,950 per sq ft in September 2026.

Manpada is younger. It grew with Ghodbunder Road through the 2000s and 2010s and is still adding large gated communities. It backs onto Yeoor Hills and the Thane edge of the same national park. Premium stock in Manpada averages around Rs 22,500 per sq ft. Older and mid-segment projects along wider Ghodbunder Road trade in the Rs 9,000-16,000 band. The tunnel will link the two portals in 15-20 minutes, but you will still do the school run, the hospital visit and the weekend shopping inside your own portal’s 3 km circle.

The Borivali portal sits at Ekta Nagar, near the Western Express Highway and the Borivali BEST depot. Within a few kilometres you have nearly everything a family needs. The trade-off is density and traffic on the WEH service roads.

• Metro: Magathane station on Metro Line 7, opened 2 April 2022, sits beside the portal area. Devipada is the next stop. Line 7 runs south along the WEH to Andheri East and Gundavali.
• Green space: the Sanjay Gandhi National Park main entrance in Borivali East is a short drive north [VERIFY: not sourced, exact distance from portal]. The park’s forest edge runs along the eastern side of Magathane.
• Schools: SE International School, Rustomjee Cambridge International School and Sheth Gopalji Hemraj High School serve the wider Borivali area.
• Hospitals: Lotus Multi-speciality Hospital, Phoenix Hospitals and Arihant Superspeciality Hospital are within the Borivali catchment.
• Shopping: Sky City Mall, Metro Mall (closest to Magathane station), The Zone Mall and V Star Mall.
• Rail: Borivali station, a major Western Line terminus with fast-train origin services, is a short drive west across the WEH.

Living near the Magathane portal means a Mumbai address with metro and suburban rail options already working today. Once the tunnel opens, Thane’s office belt and Ghodbunder Road come within 20 minutes. The downside is that the portal approach will add load to an already busy WEH stretch. Towers directly facing Ekta Nagar should expect more traffic noise after 2028.

The Thane portal is at Tikuji-ni-Wadi, next to Manpada junction on Ghodbunder Road. Tikuji-ni-Wadi itself is a long-running water park and resort, so the portal is literally named after a leisure landmark. The neighbourhood is greener and more gated-community in character than Magathane.

• Metro: Metro Line 4 stations at Manpada and Tikuji-ni-Wadi sit on Ghodbunder Road. Passenger service on the Gaimukh–Cadbury Junction stretch was being targeted for October 2026 after RDSO certification in June 2026.
• Green space: Yeoor Hills, the Thane side of Sanjay Gandhi National Park, rises directly behind Manpada.
• Schools: ORCHIDS The International School, Carmel High School, New Horizon School, S.B.J. English High School and St Xavier’s English High School.
• Hospitals: Titan Hospital and Bethany Hospital are nearby. Jupiter Hospital is a short drive south towards the Eastern Express Highway.
• Shopping: R Mall on Ghodbunder Road, with Viviana Mall a short drive south near Majiwada, plus DMart and Cinemax.
• Rail: Thane station is about 7-9 km by road. That is the weakest link today, and the reason Metro 4 matters so much here.

Living near the Manpada portal gives you more space and greenery for the money, with larger new projects still launching. Until Metro 4 carries passengers, daily commuting depends on Ghodbunder Road. In short, Borivali East wins on transit that works today. Manpada wins on space, greenery and price. The tunnel narrows the gap between them, because each side gains the other’s job market within 20 minutes.

Before you shortlist any home on the Borivali Thane tunnel map, walk the neighbourhood with this list:

1. Time the school run. Drive to your preferred school at 7:30 am, not on a Sunday.
2. Find the nearest 24-hour emergency hospital and time the drive at night.
3. Walk to the nearest metro station. Under 10 minutes on foot adds real resale value.
4. Check portal frontage. Avoid towers directly on the approach road unless you want access over quiet.
5. Check construction exposure. TBM work, muck removal and approach-road building will continue near both portals until at least 2028.

7. Compare resale and rental rates in the same society, not portal-wide averages.
